How does reselling your NOMADU work?
If you’re selling your entire property, you’ll need to look at recent property sales in your area and set your selling price accordingly. Then, you publish the property through real estate agents on websites and wait for incoming offers. However, if you own a share of a NOMADU property, the selling process is much simpler and faster. Here’s how it works with NOMADU:
Every NOMADU owner can sell their share whenever they choose. Owners have independent control over the sale of their share, a major benefit of our NOMADU model, professionally managed co-ownership.
If you decide to sell your share, just let us know, and we will provide you with a current market analysis (CMA) for your share.
However, the final price is always up to you. You can use the market analysis, along with advice from our experts and your own research, to set the final selling price.
NOMADU offers two ways to facilitate the selling process before even listing your share on the market, unlike a typical house sale. First, other NOMADU owners are always contacted about the availability of the share, giving them the priority right to purchase. Owners then have five days to decide if they want to buy the share. Current owners can be the easiest buyers, as they are already familiar with the house and understand the benefits of NOMADU. Secondly, NOMADU properties have a specific list of interested buyers. Our NOMAD sales team takes advantage of the existing market by contacting potential buyers or those who missed the original opportunity to buy this property, or buyers interested in similar houses in the area. Sometimes, it’s possible to sell a share even without listing it on our website.
In addition to capitalizing on our existing market, NOMADU provides support in selling and engaging customers in the broader market. NOMADU ensures all the essentials are in place for a swift sale. We’ll showcase your offer not only on our website but also on various real estate platforms as an active listing, guaranteeing extensive exposure. Our dedicated sales partner will oversee and manage your listing, steering it towards a successful transaction.
NOMADU’s primary role in the sales process is to connect sellers with buyers and facilitate the transaction smoothly and efficiently. There’s no lengthy process involved. In the transaction, the share in the real estate LLC is transferred to the new NOMAD share owner.
Should the buyer pay in cash, the closing can happen as soon as the next day. If the purchase is financed through a loan, the transaction takes only 1-2 weeks, which is significantly faster compared to traditional property sales.

NOMADU offers efficient and fast property sales. As presented by our CEO Norbert Velk, our market model is successful and operates as planned. We introduced our first properties to the market in Tenerife in mid-2022, primarily as a market test. Over 12 months, we recorded an increase in share values of 18-21%.
For instance, a house in Adeje was recently sold for a price 20% higher than its original value a year ago.
These cases demonstrate that sales through NOMADU are quick and effective, often taking just around two weeks. For example, in Marbella, we sold two shares

Property prices on the Canary Islands coast have been rising steadily since 2015. On average, there has been an increase of 84.00%. The most significant growth in prices was recorded in 2018 and 2019, with increases of 14.28% and 11.11%, respectively. In 2023, there was a slight slowdown in price growth to 10.00%.

The seller sets the final price himself, he can only recommend the price to NOMADU. If the seller sets the price too high, we can provide the seller with data about the current or potential market. Seller can reevaluate his final price, but he does not have to.
NOMADU, is actively looking for potential buyers. This process includes marketing activities, i.e. the promotion of the given offer either through an e-mail offer or a direct promotional campaign on social networks. If the marketing campaign is unsuccessful, NOMADU will recommend a reduction in the proposed price.
For example, closing costs, commissions or other transaction fees.
A fee of 9% of the final price is deducted by the seller. There are no other fees for sellers. However, buyers finance the first two months of operating costs of their new property at closing, as well as tax and insurance over payments in a traditional sale.
